Baraboo, Sauk Prairie and Portage Home Loans: Sauk and Columbia County Commuter Options — Badger Cost Journal
Updated October 2026
Baraboo, Sauk Prairie, Portage and Reedsburg offer different tradeoffs for buyers commuting toward Madison or working locally. Wisconsin Dells adds another distinction: a property marketed for vacation use may not qualify like an ordinary primary residence. Decide how the home will actually be occupied before comparing down payments, rates or assistance programs.
Separate commuter homes from resort properties
A primary residence, second home and investment property have different underwriting requirements. Condominiums can also require project review, especially where hotel-style operations, rental restrictions or concentrated ownership are involved. A listing's description of easy rental income does not establish mortgage eligibility.
For a commuter home, compare door-to-door travel at the times you expect to drive. Include fuel and vehicle wear outside the mortgage payment. For seasonal hospitality income, prepare documentation showing earnings history and whether employment continues throughout the year.
- Confirm the municipality, county and school district for each parcel.
- Ask whether association dues include services that otherwise require separate budgeting.
- Check flood exposure near rivers and low-lying areas.
- Review rental rules before counting on future rental income.
Use the monthly payment calculator for housing costs, then add transportation and association expenses that are not already included.
Select financing around actual occupancy
The 2026 conforming baseline is $832,750 across Wisconsin's 72 counties. That includes Sauk and Columbia counties; check FHFA Loan Limits for the relevant property unit count. Loan limits are not guarantees of approval or maximum purchase prices.
WHEDA Advantage Conventional and WHEDA Advantage FHA are worth reviewing for eligible owner-occupants. Easy Close DPA offers up to 6% through a 10-year second loan. Capital Access DPA provides $7,500 or 3% under its program calculation as a zero-interest, deferred loan. The Wisconsin Housing and Economic Development Authority provides current eligibility and assistance details. Do not build a vacation-home budget around primary-residence assistance.
Plan for taxes and settlement
Wisconsin's real estate transfer fee equals $3 per $1,000, traditionally paid by the seller. A $300,000 transfer therefore produces a $900 fee before considering any applicable exemption. Contract terms determine the parties' broader allocation of closing expenses.
Property taxes require a separate review. Check whether the bill reflects the completed improvements and whether the owner qualifies for the Lottery and Gaming Credit. Read credit and assessment guidance from the Wisconsin Department of Revenue, then build prepaid taxes, insurance and escrow deposits into the closing cost estimator. Preserve additional cash for commuting and the first winter's utility costs.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
