Hudson, River Falls and St. Croix County Mortgages: Twin Cities Commuter Tax Comparisons — Badger Cost Journal

Updated October 2026

A Twin Cities job does not make a Hudson, River Falls or New Richmond home financially interchangeable with a Minnesota address. Mortgage costs, property taxes and commuting expenses follow different rules. River Falls also spans St. Croix and Pierce counties, so verify the property's county and taxing jurisdictions rather than relying on the mailing address.

Build a border-commuter comparison

Create a household budget that separates housing from transportation and payroll withholding. Wisconsin and Minnesota do not currently have a general income-tax reciprocity agreement. Work location, residency and credits for taxes paid to another state can affect filing and withholding; a Minnesota salary should not simply be treated as Wisconsin-only income.

The Wisconsin Department of Revenue is the starting point for resident and interstate tax guidance. For the house itself, request the actual parcel tax bill and check municipal, county and school district boundaries.

Budget itemWhat to compare
MortgageSame term, down payment and rate-lock assumptions
Property taxesParcel-specific bill and assessment changes
TransportationMileage, parking and commuting frequency
InsuranceAddress-specific coverage and deductibles

Run both addresses through the monthly payment calculator. Then add commuting costs outside the mortgage total.

Keep financing limits separate from affordability

Hudson-area borrowers have the same $832,750 baseline conforming limit for 2026 as the rest of Wisconsin's 72 counties. Check the FHFA Loan Limits resource when comparing conforming and jumbo financing. A larger loan limit does not establish what a household can comfortably spend after transportation and childcare.

Eligible primary-residence buyers can also investigate WHEDA Advantage Conventional and WHEDA Advantage FHA through the Wisconsin Housing and Economic Development Authority. Easy Close assistance is a second loan with a 10-year term, not a reduction in the first mortgage's balance. Include its payment when comparing offers.

Check taxes and title before closing

Wisconsin tax bills generally arrive in December, with payment in January or eligible January/July installments. Confirm local deadlines and whether escrow will cover the bill. Check the Lottery and Gaming Credit for a qualifying primary residence; the School Levy Tax Credit is reflected through the property-tax system rather than claimed as a mortgage deduction.

Wisconsin marital-property and homestead rules can require a non-borrowing spouse to sign the mortgage even when only one spouse signs the note. Compare itemized lender proposals using the closing cost estimator, including escrow deposits rather than just lender fees.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
