Buying in Kenosha, Racine, Pleasant Prairie or Mount Pleasant while working in Illinois requires two separate calculations: mortgage qualification and the real cost of commuting. A lender may approve the housing payment without accounting for every toll, parking charge or added mile. Build those expenses into your own ceiling before comparing homes along the I-94 corridor.

Document cross-border income clearly

An Illinois employer does not automatically prevent Wisconsin mortgage financing. The lender needs a consistent record of earnings and employment, including any variable overtime, bonuses or commissions. A new job, remote-work arrangement or change in compensation can require additional documentation.

Compare lenders using the Consumer Financial Protection Bureau mortgage resources. Check today’s rates, then compare quotes using the same loan amount, points and lock period.

Apply Wisconsin limits and assistance rules

For 2026, Kenosha and Racine counties use the $832,750 baseline conforming limit for one-unit homes, the same baseline as all 72 Wisconsin counties. The FHA one-unit floor is $541,287. Neither proximity to Chicago nor an Illinois workplace changes the property’s Wisconsin county classification.

Eligible buyers can explore WHEDA Advantage Conventional and WHEDA Advantage FHA. Easy Close offers up to 6% as a 10-year second loan; Capital Access offers a $7,500 or 3% zero-interest deferred loan under applicable program terms. Ask WHEDA participating lenders to identify income, purchase-price and occupancy requirements before counting assistance toward closing funds.

Wisconsin is a community-property state. A non-borrowing spouse generally signs the homestead mortgage, and FHA or VA qualification may include that spouse’s debts. An application in one spouse’s name does not necessarily isolate the household’s obligations.

Compare the complete escrow payment

A Pleasant Prairie mailing address or a Mount Pleasant subdivision name is not enough to estimate taxes. Verify the parcel, school district, assessed value and whether the bill reflects completed construction. Assessment ratios explain relationships between assessed and equalized values; they do not establish a guaranteed future bill.

Wisconsin bills generally arrive in December, with January payment or local installment schedules. Check primary-residence eligibility for the Lottery and Gaming Credit and recognize the School Levy Tax Credit in the bill’s calculation.

Run address-specific taxes through the monthly payment calculator. At closing, distinguish escrow deposits from tax prorations and Wisconsin’s 0.30% transfer fee, which is traditionally seller-paid.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
