Updated October 2026

A Fort McCoy assignment can put Sparta, Holmen, Onalaska and La Crosse on the same home search, but the financing decision starts with occupancy and military eligibility. Compare the drive to the installation with household employment, school needs and the property's condition. A shorter commute does not compensate for an unbudgeted repair or flood-insurance requirement.

Match VA financing to the household

Eligible veterans and service members should obtain a Certificate of Eligibility early. VA financing can allow no down payment with sufficient entitlement, but appraisal, income, credit and occupancy requirements still apply. A funding fee may apply unless the borrower qualifies for an exemption.

The 2026 conforming baseline is $832,750 statewide, but that figure is not a universal VA borrowing ceiling. Borrowers with full VA entitlement do not have a VA-imposed county loan limit; lender qualification still determines the available loan. Remaining entitlement can change the down-payment calculation.

Wisconsin is a community-property state. For FHA and VA underwriting, a non-borrowing spouse's debts generally must be considered under the applicable program rules, even when that spouse's income is not used. Homestead mortgage signatures are a separate issue: signing the mortgage does not necessarily mean signing the promissory note.

Evaluate the Coulee Region property

River corridors, steep terrain and older housing make address-level review important. Flood-zone status comes from the property's mapped location, not whether the listing describes a river view.

Use the monthly payment calculator to include any required flood coverage alongside taxes and homeowners insurance. Review the Consumer Financial Protection Bureau guidance when comparing Loan Estimates.

Compare alternatives and closing cash

VA eligibility does not eliminate the value of comparing conventional and FHA options. The 2026 FHA floor is $541,287; verify county-specific limits through HUD FHA Mortgage Limits. Eligible buyers can also review WHEDA Advantage programs with the Wisconsin Housing and Economic Development Authority.

Wisconsin's 0.30% real estate transfer fee is traditionally paid by the seller, but buyers still face prepaid expenses and settlement charges. Use the closing cost estimator to separate those costs from any down payment and funding fee, then preserve cash for moving and immediate repairs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
