A Lake Geneva getaway, an Elkhorn primary residence and a Delavan rental can have similar asking prices but different financing rules. Occupancy is the first decision, not a box to select after comparing rates. Burlington-area buyers should also verify the parcel’s county because the broader community spans county boundaries rather than fitting entirely within Walworth County.

Classify the intended use honestly

Primary-residence, second-home and investment-property loans have different eligibility, down payment and reserve requirements. A property intended mainly for rental income should not be evaluated as a personal vacation home simply because the owner plans occasional visits.

Intended useEarly financing question
Primary residenceWill you occupy it as required?
Second homeDoes personal use satisfy program rules?
Investment propertyHow will rental income be documented?

FHA financing is generally for principal residences, not vacation-home purchases. WHEDA Advantage Conventional and WHEDA Advantage FHA likewise serve eligible primary-residence buyers. Easy Close can provide up to 6% through a 10-year second loan; Capital Access provides a $7,500 or 3% zero-interest deferred loan under program terms. Confirm occupancy requirements with WHEDA.

Separate a luxury price from a jumbo balance

Wisconsin’s 2026 one-unit conforming baseline is $832,750 statewide, including Walworth County. A lakefront purchase can remain within that loan limit with a sufficiently large down payment. Conversely, a smaller down payment may push the balance into jumbo territory. Verify the threshold through FHFA Loan Limits.

Second-home pricing can differ from primary-residence pricing even below the conforming limit. Compare equivalent occupancy assumptions using today’s rates, then examine principal reduction with the amortization schedule.

For waterfront homes, investigate flood-zone status, insurance availability, private-road obligations and association charges. Rental permissions and condominium project eligibility are separate questions from whether projected rent looks attractive.

Build the correct tax and closing budget

The Lottery and Gaming Credit is tied to an eligible primary residence, so do not carry a seller’s credit into a second-home budget automatically. The School Levy Tax Credit operates differently within Wisconsin’s tax calculation. The Wisconsin Department of Revenue explains both.

Use assessed value, the appropriate assessment ratio and the actual taxing jurisdiction rather than comparing millage alone. December bills may be paid in January or through available installments, often January/July; verify local rules.

Wisconsin’s traditionally seller-paid transfer fee is $3 per $1,000. Separate it from buyer escrow funding in the closing cost estimator, and retain reserves for seasonal maintenance and insurance deductibles.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
