A Milwaukee duplex can combine a home purchase with rental income, but its mortgage budget needs more than a listing price and advertised rate. Property taxes, insurance, repairs and the lender’s treatment of rent can change affordability substantially. Compare an owner-occupied duplex with a single-family house using the full monthly obligation, not principal and interest alone.

Separate duplex underwriting from single-family limits

For 2026, the baseline conforming limit for a one-unit property is $832,750 throughout all 72 Wisconsin counties. The FHA one-unit floor is $541,287. Two-unit properties have different limits, so neither figure should be used as the duplex ceiling. Check the applicable unit count through FHFA Loan Limits and HUD FHA Mortgage Limits.

Projected rent is not automatically counted dollar for dollar. A lender may require leases, an appraiser’s market-rent analysis and a vacancy adjustment. Condition also matters: peeling paint, roof deterioration or incomplete repairs can affect financing and closing timing.

Build an escrow estimate from the actual parcel

Milwaukee-area tax comparisons should use the property’s taxing jurisdictions and assessment year. A higher millage rate does not automatically produce a larger bill than a lower-rate suburb with a more expensive house. Assessed value and equalized value serve different purposes; an assessment ratio is not a mortgage discount.

Wisconsin tax bills generally arrive in December. January payment and installment arrangements depend on the municipality; do not assume every Milwaukee County parcel follows a January/July schedule. The School Levy Tax Credit is reflected in tax calculations, while the Lottery and Gaming Credit depends on qualifying primary-residence use.

Use the monthly payment calculator with a realistic annual tax estimate and a separate repair reserve.

Coordinate assistance and closing cash

WHEDA Advantage Conventional and WHEDA Advantage FHA can support eligible owner-occupants. Easy Close offers up to 6% through a 10-year second loan; Capital Access provides a $7,500 or 3% zero-interest deferred loan, depending on applicable program terms. Confirm duplex eligibility with WHEDA.

Wisconsin’s transfer fee is $3 per $1,000, traditionally seller-paid. Include other transaction expenses in the closing cost estimator. A non-borrowing spouse generally must sign the homestead mortgage; FHA community-property underwriting can also include that spouse’s debts.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
