Wisconsin 72-County 2026 Conforming ($832,750) and FHA ($541,287) Loan Limits — Badger Cost Journal
Updated October 2026
Wisconsin's 2026 baseline conforming loan limit is $832,750 for a one-unit property in every one of its 72 counties. The 2026 FHA floor is $541,287, but a national floor and a statewide conforming limit are different concepts. Verify the FHA entry for the property's county instead of treating the floor as proof of every county's maximum.
What applies statewide—and what needs a lookup
For conventional conforming financing, Wisconsin has no county-specific high-cost increase above the $832,750 one-unit baseline. Buying in Milwaukee County rather than Dane County does not create a larger conforming ceiling. The same statewide baseline applies in rural counties.
| Program or property category | How to use the 2026 figure |
|---|---|
| One-unit conventional conforming | $832,750 across all 72 Wisconsin counties |
| One-unit FHA | $541,287 floor; confirm the county's published limit |
| Two- to four-unit property | Use the separate limit for the unit count |
| Conventional loan above the applicable ceiling | Generally requires jumbo or another eligible structure |
Check FHFA Loan Limits for conforming tables and HUD FHA Mortgage Limits for FHA county results. Select the correct year, county, and number of units. Save the relevant result with your financing worksheet so an old search result does not drive your purchase decision.
A loan limit is not a purchase-price limit
A $900,000 purchase with a $100,000 down payment produces an $800,000 base loan before any other financing considerations. That amount is below Wisconsin's one-unit conforming ceiling, although the borrower and property must still qualify.
Conversely, a lower-priced home can be unaffordable under underwriting if income, debts, or required reserves do not support the payment. Loan limits do not establish your approved amount or promise a particular rate.
For FHA, distinguish the base mortgage from financed upfront mortgage insurance when evaluating the program's maximum mortgage calculation. Ask the lender to show both amounts rather than comparing only the final financed balance with the published limit.
Choose the program after checking the numbers
Conforming eligibility does not establish WHEDA eligibility. WHEDA Advantage mortgages and Easy Close or Capital Access assistance have their own program requirements. VA borrowers with full entitlement follow a different framework and do not face a VA-imposed loan limit, although lender approval still applies.
Use the mortgage options guide to compare these paths, then test taxes, insurance, and mortgage insurance in the monthly payment calculator. Keep your cash reserve and total monthly obligation visible alongside the maximum loan amount.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes.
