Wisconsin Real Estate Transfer Fee ($3 per $1,000), Title Insurance and Closing Costs — Badger Cost Journal
Updated October 2026
Wisconsin's real estate transfer fee is $3 per $1,000 of taxable value, equivalent to 0.30%. On a straightforward taxable $300,000 sale, that produces a $900 fee. The seller traditionally pays it, but buyers should still review the purchase agreement and closing statement rather than assume every transaction allocates costs identically.
Understand the transfer fee before totaling expenses
The transfer fee is separate from property taxes, recording charges, and title insurance. Applicable exemptions can change whether a particular conveyance is taxable. Wisconsin's fee calculation also accounts for increments of $1,000 or fractions thereof, so a simple percentage estimate can differ slightly from the final amount.
| Taxable value in an ordinary sale | Illustrative transfer fee |
|---|---|
| $200,000 | $600 |
| $350,000 | $1,050 |
| $500,000 | $1,500 |
Use the Wisconsin Department of Revenue for transfer return instructions and exemption information. Do not assume a family transfer, ownership restructuring, or nominal purchase price automatically eliminates the fee. The transaction's facts determine the applicable treatment.
Separate title coverage from lender charges
An owner's title insurance policy protects the owner's covered interest, while a lender's policy protects the lender's covered security interest. Paying for a lender's policy does not automatically provide the buyer with equivalent owner coverage.
Ask the closing provider for an itemized quote that distinguishes title search work, policies, endorsements, settlement services, and recording fees. Who pays each item can depend on the contract and local practice.
Lender charges belong in a separate comparison. Origination fees, discount points, appraisal costs, and credit-related charges are not Wisconsin transfer taxes. Compare Loan Estimates using the same loan amount and rate-lock assumptions. The Consumer Financial Protection Bureau provides tools for reading those disclosures.
Reconcile cash to close with the payment budget
Prepaid homeowner insurance, daily mortgage interest, and initial escrow deposits can make cash to close substantially larger than fees alone. Earnest money, approved seller credits, and eligible assistance may reduce the final amount due, subject to program restrictions.
December tax bills and January or permitted January/July payments affect tax prorations and escrow planning. Wisconsin homestead rules may also require a non-borrowing spouse's mortgage signature, so confirm signing arrangements early.
Build an initial worksheet with the closing cost estimator, then review the property tax and escrow guide. Before wiring funds, independently verify instructions through a previously established phone number. Last-minute emailed changes deserve direct confirmation, even when the message appears to come from a familiar closing contact.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
