Wisconsin VA Home Loans and the 100% Disabled Veteran Property Tax Credit — Badger Cost Journal
Updated October 2026
A Wisconsin veteran may qualify for a VA-backed mortgage and, separately, the Wisconsin Veterans and Surviving Spouses Property Tax Credit. These benefits have different eligibility tests. A VA mortgage approval does not establish tax-credit eligibility, and a qualifying disability determination does not eliminate every mortgage closing expense.
Build the VA mortgage budget first
With full entitlement, VA does not impose a loan limit. The lender still evaluates income, credit, residual income, the property, and the requested loan amount. Borrowers with remaining rather than full entitlement may face county-limit calculations that affect the down payment needed.
Wisconsin's 2026 one-unit conforming baseline of $832,750 can therefore matter in some entitlement calculations, but it is not a universal VA borrowing cap. Verify entitlement before assuming a purchase requires no down payment.
VA financing generally has no monthly mortgage insurance. A funding fee can apply, although qualifying borrowers—including certain veterans receiving service-connected disability compensation—may be exempt. Confirm exemption status before closing and separate that fee from title charges, prepaid insurance, and escrow deposits.
Use the monthly payment calculator to compare complete housing costs. The Consumer Financial Protection Bureau provides mortgage-shopping and disclosure resources for evaluating lender estimates.
Check Wisconsin's disability-related property tax credit
The Wisconsin Veterans and Surviving Spouses Property Tax Credit is a refundable income tax credit tied to eligible property taxes paid on a qualifying principal residence. It is not simply an automatic exemption that removes the property's tax bill.
Eligibility includes qualifying service, Wisconsin residency requirements, and certification through the Wisconsin Department of Veterans Affairs. The disability criteria can include a 100% service-connected rating or qualifying individual-unemployability status. Certain unremarried surviving spouses may also qualify under the program's rules.
- Confirm certification before counting the credit in your budget.
- Verify which residence, ownership share, and taxes qualify.
- Retain tax bills and proof of payment.
- Review the claim instructions for the relevant income tax year.
The Wisconsin Department of Revenue publishes eligibility and filing information. Do not treat every disabled-veteran designation as interchangeable with this credit's requirements.
Coordinate escrow and household underwriting
Because the credit is generally claimed through an income tax return, the lender may still collect property taxes through escrow. Budget for the payment timing rather than immediately subtracting an anticipated refund from your mortgage payment.
Wisconsin community-property rules can also bring non-borrowing spousal debts into VA underwriting. Review the marital property guide before applying. Finally, check ordinary property tax credits separately: Lottery and Gaming Credit eligibility and the School Levy Tax Credit are distinct from the veteran-specific benefit.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
