Wisconsin WB-11 Offer to Purchase: Financing Commitment Deadlines and Appraisal Riders — Badger Cost Journal
Updated October 2026
A Wisconsin WB-11 offer can reach its financing deadline while the lender is still waiting for an appraisal, insurance documentation, or an explanation of a bank deposit. The practical goal is to align the contract calendar with underwriting rather than assume a preapproval satisfies the financing contingency.
Build a calendar from the signed offer
Read the completed financing provisions, selected options, and any addenda together. The specified loan amount, financing terms, commitment deadline, notice procedures, and delivery requirements govern the transaction. A preapproval letter is not interchangeable with the written commitment contemplated by the offer.
A commitment can contain conditions. Before authorizing delivery, understand both those conditions and the contractual effect of delivering it. Delivery can satisfy the financing contingency even though the lender still has closing requirements outstanding.
- Send the accepted contract and every amendment to the lender immediately.
- Order the appraisal early enough to address repairs or valuation questions.
- Track commitment and closing dates separately.
- Request any necessary extension before the relevant deadline expires.
The Consumer Financial Protection Bureau explains Loan Estimates and Closing Disclosures, which serve different purposes from a contractual financing commitment.
Treat appraisal protection as its own decision
Do not assume the financing contingency provides every protection needed if the appraisal comes in low. Review the appraisal contingency, any appraisal-gap language, and applicable FHA or VA provisions as distinct parts of the agreement.
For example, a $350,000 accepted price with a $335,000 appraisal creates a $15,000 value gap. That does not automatically mean the buyer needs exactly $15,000 more cash: the lender must recalculate the loan using the applicable valuation and loan-to-value rules.
Wisconsin's 2026 one-unit conforming baseline is $832,750 statewide, while the FHA floor is $541,287. Confirm the relevant FHA county limit through HUD FHA Mortgage Limits before drafting financing terms. A program limit does not replace an appraisal requirement.
Coordinate closing cash and Wisconsin taxes
Wisconsin's real estate transfer fee is $3 per $1,000 of value, or 0.30%, and is traditionally seller-paid. Contract allocations still deserve review. The Wisconsin Department of Revenue provides transfer-fee guidance.
December tax bills, January payments, and applicable January/July installments can complicate prorations and escrow funding. Compare the offer's tax-proration method with the closing estimate rather than assuming the seller's last bill predicts the buyer's future taxes.
Use the closing cost estimator for cash planning and the monthly payment calculator to test whether revised financing remains affordable.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
